MEET JANELLE & RON VIK
The Vik Home Team is a husband-and-wife real estate team with Baird & Warner helping buyers, sellers, and investors throughout St. Charles, Geneva, Batavia, and the surrounding Fox Valley and western Chicago suburbs.
We're Janelle and Ron Vik, full-time Illinois REALTORS®, local homeowners, and real estate investors. We combine local market knowledge, strong negotiation, financial insight, and a coordinated team approach to help our clients make confident real estate decisions.
When you work with The Vik Home Team, you're not hiring one agent trying to manage every detail alone. You gain two experienced real estate professionals working together throughout your transaction, backed by the resources and reputation of Baird & Warner.
Whether you're selling your current home and buying your next one, downsizing, relocating to the Fox Valley, purchasing your first property, or building a real estate investment portfolio, our goal is simple:
Give you the information, strategy, communication, and representation we'd want if we were making the same decision ourselves.
WHY WORK WITH THE VIK HOME TEAM?
There are thousands of licensed real estate agents throughout Chicagoland. Choosing the right one involves more than finding someone who can schedule a showing or put a property in the MLS.
Real estate decisions often involve hundreds of thousands of dollars, competing priorities, complicated timelines, inspections, financing, appraisals, negotiations, and sometimes the simultaneous sale and purchase of two properties.
That's why we approach real estate differently.
We focus on helping clients understand both the property and the decision behind the property.
For buyers, that means evaluating value, location, condition, resale considerations, negotiating position, and the long-term implications of the purchase.
For sellers, it means understanding market conditions, preparing the property strategically, establishing the right pricing position, creating strong marketing, and negotiating beyond simply the purchase price.
For investors, it means looking beyond whether a property appears attractive and considering cash flow, potential expenses, improvements, financing, exit strategies, and long-term value.
Our job isn't simply to get you to closing.
It's to help you make a decision you'll still feel good about after closing.
TWO REALTORS. ONE COORDINATED STRATEGY.
One of the biggest differences between The Vik Home Team and a traditional individual-agent model is simple:
There are two of us.
And we actually work as a team.
That provides meaningful advantages throughout a transaction.
When schedules get complicated, one of us can often step in.
When a property needs to be evaluated quickly, there are two perspectives available.
When negotiations become complex, we're able to discuss strategy together before recommending a course of action.
When you're selling one home while purchasing another, we can coordinate different parts of the transaction simultaneously.
That team structure can mean:
Faster communication
Greater showing availability
Two perspectives when evaluating a property or offer
Additional support during negotiations
Better coverage during busy transaction periods
More consistent communication from contract through closing
You shouldn't have to wonder whether your agent is too busy to respond because they're at another showing, inspection, closing, or appointment.
Our coordinated approach gives our clients additional coverage without sacrificing the personal relationship they expect from their REALTOR®.
PROVEN RESULTS. LOCAL EXPERIENCE.
Experience matters, but measurable results provide additional context.
In 2025, The Vik Home Team ranked among the:
Top 3.8% of Baird & Warner agents and teams for closed sales volume
Top 4.5% for closed transactions
Through our 2026 year-to-date production, we've ranked among the:
Top 3.3% of Baird & Warner for closed sales volume
Top 2.3% for closed transactions
Those results represent more than sales statistics.
Behind every transaction is a homeowner trying to determine what comes next, a buyer competing for the right property, an investor analyzing an opportunity, or a family coordinating multiple pieces of a move.
We're proud of the production we've achieved, but we're even more focused on how those transactions are handled.
Responsive communication. Thoughtful advice. Strong representation. And attention to the details that can change the outcome of a transaction.
MEET JANELLE VIK
REALTOR®, CPA & REAL ESTATE INVESTOR
Janelle brings a financial and analytical perspective to real estate that is uncommon in residential brokerage.
Before becoming a full-time REALTOR®, Janelle built her professional career as a Certified Public Accountant, including more than a decade of experience working in international tax.
That background influences the way she approaches real estate today.
Numbers matter.
So do contracts, details, timelines, risk, and understanding the financial implications behind a decision.
Her experience is particularly valuable when helping clients evaluate:
Property values
Real estate investments
Purchase scenarios
Selling and buying simultaneously
Home improvements and potential return
Long-term ownership considerations
Financial components of a real estate transaction
Janelle is also a real estate investor herself, providing firsthand perspective on property ownership beyond a traditional primary residence.
Her approach combines financial analysis with practical real estate experience, helping clients look beyond the emotional side of a transaction and understand the bigger picture behind their decisions.
MEET RON VIK
REALTOR®, NEGOTIATOR & REAL ESTATE INVESTOR
Ron brings a practical, property-focused perspective to the team.
His approach centers around understanding the home itself, recognizing potential opportunities and concerns, and helping clients think strategically about both the property and the negotiation.
For buyers, that means looking beyond beautiful photos and considering how a home actually functions, what may need attention, and how the property compares with competing options.
For sellers, it means understanding which improvements may influence buyer perception and which projects may not provide enough return to justify the investment.
His experience with real estate investing, property improvements, and renovations provides another layer of practical knowledge when evaluating homes.
Ron works closely with clients throughout:
Property searches
Showings
Offer strategy
Negotiations
Inspection issues
Property condition evaluation
Renovation considerations
Investment property analysis
Seller preparation
Together, Ron and Janelle bring different strengths to the same transaction.
That's intentional.
REAL ESTATE INVESTORS HELPING REAL ESTATE INVESTORS
We don't just sell investment properties. We own real estate investments ourselves.
That distinction matters.
Owning investment property gives us firsthand experience with questions that go beyond a typical residential purchase.
What could the property rent for?
What expenses should be considered?
Which improvements could meaningfully increase value?
How might financing affect cash flow?
Does the property make sense as a long-term rental?
Could it work as a short-term rental where permitted?
What happens when repairs, vacancies, maintenance, or unexpected expenses occur?
We've navigated many of those considerations ourselves.
We help clients evaluate potential:
Long-term rental properties
Short-term rental opportunities where permitted
Second homes
Properties requiring renovation
Buy-and-hold investments
Multi-unit properties
Properties with value-add potential
Real estate investing always involves risk, and no investment outcome is guaranteed. Our role is to help clients evaluate opportunities with clearer information and realistic expectations.
BUYING AND SELLING A HOME AT THE SAME TIME
For existing homeowners, one question can prevent them from making a move for years:
How do I buy my next house when I still need to sell this one?
The answer isn't the same for every homeowner.
And selling your current property first isn't automatically the only option.
We've helped clients coordinate transactions involving both a sale and purchase, including situations involving home-sale contingencies and home-close contingencies.
Depending on your financial position, current home, target property, and market conditions, potential strategies may include:
Buying before selling
Selling before buying
Home-sale contingencies
Home-close contingencies
Coordinating closing dates
Post-closing possession or leaseback arrangements when appropriate
Preparing your existing home before beginning the purchase
Financing options discussed with your lender
Temporary housing when it genuinely makes sense
The right strategy depends on your circumstances.
Our role is to help you understand the available paths, identify the risks associated with each one, and coordinate the moving pieces so you aren't making one of the largest financial decisions of your life without a plan.
Thinking about moving but worried about how to coordinate buying and selling? Talk with us before assuming you have to sell first.
WHO WE HELP
Our clients are at many different stages of homeownership, but we particularly enjoy helping people navigate moves that require more planning than a straightforward purchase.
MOVE-UP BUYERS
You've built equity in your current property, but your home no longer fits your lifestyle.
Maybe you need another bedroom, more land, a better home office, additional garage space, a different school district, or simply a home that better reflects where you are today.
We help coordinate both sides of the move.
DOWNSIZING HOMEOWNERS
Downsizing involves much more than finding a smaller property.
There may be years of belongings to sort through, financial considerations, timing decisions, home preparation, and questions about where you want to live next.
We help break the process into manageable steps.
RELOCATING BUYERS
Moving into the Fox Valley means comparing communities, not just houses.
We help buyers understand the differences between St. Charles, Geneva, Batavia, Campton Hills, South Elgin, Elgin, and surrounding communities so they can determine which location best matches their priorities.
REAL ESTATE INVESTORS
From first-time investors to experienced property owners, we help evaluate opportunities with an emphasis on numbers, property condition, marketability, and long-term strategy.
FIRST-TIME HOMEBUYERS
Buying your first home involves a steep learning curve.
We explain the process, contracts, inspections, financing considerations, negotiations, and timelines so you understand what's happening and why.
LOCAL FOX VALLEY REAL ESTATE KNOWLEDGE

That's why local knowledge matters.

OUR APPROACH TO REAL ESTATE
We believe good real estate representation should make complicated decisions easier to understand.
That means we don't believe in pressuring someone into buying a property because they need to "act now."
We don't recommend a price simply because it's the number a seller wants to hear.
And we don't disappear once a contract is signed.
Instead, our approach is built around five principles.
1. COMMUNICATION
You should know what's happening throughout your transaction and what comes next.
2. STRATEGY
Price, timing, terms, presentation, and negotiation all matter. We consider the entire transaction rather than focusing on one number.
3. LOCAL KNOWLEDGE
Understanding neighborhoods, inventory, competing properties, market conditions, and buyer behavior can influence better decisions.
4. FINANCIAL PERSPECTIVE
Real estate is both a home and a significant financial asset. We believe both sides of that equation deserve consideration.
5. LONG-TERM RELATIONSHIPS
Our goal isn't one transaction.
We want to be the people you call years from now when you're considering another move, evaluating an investment property, wondering what your home is worth, or when a friend asks if you know a REALTOR® they can trust.
